NW3 CLT Featured in First Time Buyer Magazine
We are delighted to share that NW3 Community Land Trust has been profiled in the December 2025 / January 2026 edition of First Time Buyer magazine, in a two-page feature titled “Affordable in Perpetuity”. The article highlights the long and determined journey led by our co-founder and Chair, Sanya Polescuk, who has spent nearly a decade fighting for genuinely affordable homes in NW3.
The feature traces the origins of the Trust — from early frustration at the loss of affordable homes in Hampstead, to the grassroots mobilisation that grew our membership, to securing council support for a community-led alternative. It charts the setbacks, competing bids, planning hurdles, and extensive consultant work needed to bring our first project at Daleham Gardens to life.
With planning permission now secured, the article outlines the final scheme:
14 homes, of which
2 will be for social rent,
6 for discounted market sale, and
6 sold on the open market to cross-subsidise affordability.
It also explains how our discounted homes will remain affordable in perpetuity, ensuring lasting benefit for local people — including key workers who are increasingly priced out of the area.
Construction is expected to begin in spring 2026, marking a major milestone for a project that has been years in the making and the first of its kind in NW3. The piece closes by noting the broader importance of community-led housing and our ambition to deliver more permanently affordable homes in the future.
We are grateful to First Time Buyer magazine for spotlighting this story and for helping raise awareness of community-driven solutions in one of London’s most expensive postcodes.
